This site is run by me, Gray Adkins, a Texas REALTOR® sponsored by Kuper Sotheby's International Realty.

What the site collects

What you type into a form. If you fill out a form, I get what you entered: your name, your email or phone, your message, and your timeline if you picked one. On the valuation form, that includes the property address and anything you tell me about the house. On the homepage form and the marketing plan form, it includes which market you're asking about. If you ask me to keep you posted on a place, it's your email or phone and the place. If you save a net sheet, it's your email or phone and the figures you entered in the sheet. The net sheet asks for no address. On the buying form, it's your email or phone and whichever of these you answer: where you're looking, a price range, when you're hoping to buy, whether you're pre-approved or paying cash, whether you're already working with an agent, and anything else you write. That's delivered to my inbox by an email service (Resend) and lands in my email. If you send the valuation form, ask me to keep you posted, or ask for your net sheet, and you give an email address, you'll get an automatic email: a confirmation, or for the net sheet, the sheet itself.

What the site stores. Since October 2026, the site also keeps what you send through those forms in a database (Postgres, run by Neon through Vercel, the hosting provider). It stores the same things listed above: your name, email or phone, market, timeline and message, and on the valuation form the address and what you told me about the house. From the buying form it also stores the answers you chose. If you gave only an email or only a phone, it notes that as the way to reach you. With each one it stores which form you used, which page it was on, and when. If you asked me to keep you posted on a place, it stores which place. If you saved a net sheet, it stores the figures you entered and the numbers the sheet worked out from them. When the site sends you one of those automatic emails, it stores a note that it did, so I can tell those apart from messages I write myself. It's kept so I can answer you knowing what you've already asked, and so I know which places you asked about. It isn't shared with anyone, and it stays until you ask me to delete it. Requests sent through the website request form aren't stored there; they only come to my email.

Deleting it. Use the website request form and pick "Delete my information." If you gave me an email address, the site emails you a link. Open it and confirm, and everything stored under that address is deleted: the contact, every form you sent, every place you asked about, every net sheet you saved, and the notes about emails the site sent you. If you only gave me a phone number, say so in the request and I'll delete it myself.

Basic usage measurement. The site uses Vercel Analytics, which counts page views and measures how fast pages load. It doesn't use cookies, doesn't build a profile of you, and doesn't follow you to other sites. It records the page, a rough location (country and region), the type of device, and the referring site. It does not record who you are.

Server logs. The hosting provider (Vercel) keeps standard server logs for a short time, including IP addresses, for security and to keep the site running. If a form can't reach my email, what you sent is written to that log so it isn't lost, and the form tells you it didn't send.

What the site does not do

No advertising trackers. No Facebook pixel. No retargeting. No selling or renting your information to anyone. No sharing it with other agents or lead-generation companies. If you contact me, you hear from me, not from a list.

How I use what you give me

To answer you. If you asked a question, I answer it. If you asked about a property or a neighborhood, I talk to you about that. I won't add you to a newsletter you didn't ask for. The only updates I send go to people who asked me to keep them posted on a place, and they're only about that place. To stop them, tell me once and I stop, or delete everything as described under "Deleting it" above.

Email

If you email me or I email you, that conversation lives in my email, which is provided by Google Workspace through my brokerage. My brokerage's own policies apply to records I'm required to keep as a licensed agent.

The guides link to government sources like FEMA, TCEQ, HCAD, Travis CAD, and TREC. Those sites have their own privacy practices. I self-host copies of some public records so the links don't break; those copies are just the documents, nothing about you.

Your choices

Ask me what I have about you and I'll tell you. Ask me to delete it and I will, except for anything I'm required by law or my brokerage to retain. Use the website request form, or write to gray@grayandair.com. To delete what the site stores, see "Deleting it" above.

Children

This site isn't directed at anyone under 18 and I don't knowingly collect information from minors.

Changes

When this page changes, the date at the top changes with it. Anything new the site starts doing with your information gets written here before it starts.
