Fosters Mill

Fosters Mill is the village that's home to the Deerwood Club, Kingwood's other main clubhouse. If you're looking here, that's usually a big part of why. The golf course, the food program, and the clubhouse view over the lake are all real draws, and the neighborhood has the same greenbelt trails and small parks you'll find throughout the rest of Kingwood.

Prices here currently range roughly from the $400s into the $1M-plus range, so there's real variety depending on the street and the lot.

Schools

Fosters Mill tracks primarily to Deerwood Elementary, which sits on the north side of Kingwood Drive rather than inside the neighborhood itself. As with any zone, there are exceptions at the edges, so if a specific school matters to your decision, the zone should be verified for the exact address rather than assumed from the neighborhood.

An honest read on flood risk

This is the one place Fosters Mill genuinely differs street to street, and it's worth being direct about it rather than glossing over it.

The interior of the neighborhood, streets like Golden Pond, Timber Shade, and Sandy Grove, sits in FEMA Zone X, meaning minimal mapped flood risk. But the streets closer to the creek and the water, Pleasant Creek, Pine Garden, Sunshine Point, and Forest Garden among them, sit in the 500-year floodplain, with pockets right along the creek in the mapped 100-year floodplain that requires flood insurance. That's a real difference within one village, not a knock on the neighborhood as a whole.

I've heard from other people in Kingwood that a good bit of Fosters Mill flooded during Harvey. I don't have firsthand details on that, so I'm not going to state it as fact here. What I can tell you with confidence is the documented flood zones above, and the honest way to use them: don't judge a house in Fosters Mill by the neighborhood, judge it by its specific address and its specific zone.
