Sand Creek and Green Tree

These two run together closely enough that it's worth looking at them side by side rather than one at a time. They sit in the middle of Kingwood, bordered by Kingwood Drive, West Lake Houston Parkway, Northpark, and Mills Branch, and if you drove through without knowing where one ended and the other started, you probably wouldn't notice.

Both have the tree canopy Kingwood is known for, big pines and oaks arching over the streets. Both have their own neighborhood pool. And the trails run through and between them the way they do everywhere else in Kingwood, so the two villages are genuinely connected rather than just adjacent.

What's different

The housing is where they part ways, and it's a difference of degree rather than kind.

Green Tree covers a wider range. There are affordable starter homes here, larger homes, and some garden-style and patio homes mixed in, which you don't find everywhere in Kingwood.

Sand Creek starts higher. The entry-level homes here are a step up from Green Tree's, and it goes up from there.

If you're early in a search and trying to figure out which one to look at first, that's usually the deciding factor.

Schools

Green Tree tracks to Green Tree Elementary. Sand Creek tracks to Deerwood Elementary.

That's current, but attendance boundaries change, so if a specific school matters to your decision it should be verified for the exact address rather than assumed from the village or from what a listing says.

The floodplain

These two sit in the interior of Kingwood rather than up against the East Fork, the West Fork, or Lake Houston, so floodplain is less of a concern here than in some other villages. That's the geography doing the work, not a guarantee.

There is some partial floodplain closer to Kingwood Drive and West Lake Houston Parkway. So you should still be checking the specific address rather than assuming the village is clear. The flood guide walks through how the FEMA maps work and how to read the risk on one address.
